The objective is to produce a new design for the site which specifically reflects changes in operational requirements of potential tenants and residents whilst remaining respectful of the scale and character of the existing urban context.
The scheme is designed with a massing and height sympathetic to the Millennium Quarter Master Plan while following a stepped massing along Marsh Wall to better address the scale of this particular context.
In arriving at a preferred option, our objective is to provide a focal point in the Millennium Quarter and to form a linkage between the strident quality of the commercial developments of Canary Wharf and the small-scale residential areas of the Isle of Dogs.
The proposed scheme creates two high quality buildings arranged around a landscaped public garden. Each building becomes an urban landmark, one relating to the urban scale of the Millennium Quarter and the other to the skyline of Canary Wharf and the Isle of Dogs.
The slim nature of the residential tower serves to accentuate a sense of lightness and height called for in the Millennium Quarter Masterplan stating that the Arrowhead Quay II site should create a gateway to the quarter and create a physical relationship to the existing tall towers of Canary Wharf.
The upper levels of the residential towers afford spectacular views across the Isle of Dogs towards Canary Wharf, the River Thames, Greenwich and the City of London.
The form of the buildings and their locations allow for the maximum separation from the elevated DLR tracks while utilizing the landscaped plaza and open space as a buffer between the buildings. The office building creates a streetscape on Marsh Wall while anchoring the project to the southern boundary. The residential tower is located to mediate the scale of the Canary Wharf development whilst maximising unit views.
The tower will be linked via the public garden and South Quay walk.
The residential tower is situated in a prominent location to serve as an icon for the project and surrounding neighbourhood.
The location of ground floor uses on the site serves to accentuate the pedestrian connections and permeability created by the placement of the development.
The location of ground floor uses on the site serves to accentuate the pedestrian connections and permeability created by the placement of the development.
Pedestrian and bicycle routes cross the site at the south, north and west edges of the site. The proposed east-west riverwalk to the north of the site serves to link and encourage pedestrian movement through the development to the buildings public plaza.
The scale and location of the public spaces in the Arrowhead Quay site provides the opportunity to create areas of open landscape.
The location of a retail function as a pavilion within this garden serves to create an ‘event’ heart for the plaza while buffering the view to the neighbouring parking lot under the DLR.
The ground floor of the residential tower will have a health club facility along the riverside walk reinvigorating the waterfront and the northwest corner of the site.
There are two separate residential lobbies that allow the residential tower to be entered from either the west pedestrian walk or the east from the public plaza.
The office building will benefit from a gracious glass lobby along the Marsh Wall to serve as a connecting destination for the public plaza and the quay side walk.
